What is Land register?

Added: 24 October 2026

The land register officially records ownership and certain other real-property rights. One name on an extract does not reveal every legal issue.

Definition and legal framework

1. Scope The Civil Code sets core rules for acquisition and maintenance of real-property records. Ownership, easements, annotations and declarations should be reviewed alongside the property identity. 2. How it works Registration, cancellation and correction require proper documents. A notarial contract alone does not necessarily transfer title in the register; sale, inheritance and judgment differ.

Consequences and application

3. Rights, conditions and exceptions Reliance on the register has conditions and exceptions. Mortgages, easements and annotations can affect use and transfer; physical boundaries may require separate review. 4. Practical considerations Before purchase check current title, parcel, encumbrances and representation through official channels. Old screenshots are insufficient; remedies differ for errors and disputes.
